Is it customary for landlords to requrie that you earn 3 X the amount of the rent? I just read that on one companies rental app and didn't know if it was standard practice.
Also, how difficult do you think it will be to rent without having been employed in the area for a year or more?
And if these things are a big factor do you think offering to pay 6 months or a year of rent in advance would sway a landlord and/or be a good idea or a dumb idea?
Thanks for any help, it has been alot of years since I have rented, and I have never rented in this area only Las Vegas and San Diego.

some landlords do require you earn X times more than the rent...although in a lot of places in California that is not realistic since so much of peoples income go towards rent/mortgage. from my experience...usually, they are not real strict on that rule and say it to scare away people who might be a risk to them.
if you haven't been employed here a year or more, i dont think it will be a problem. (unless the landlord is very strict)
if you have a clean credit history, you might want to mention that to the landlord - and encourage them to check it. i don't think you need to pay 6 months up front, but it might help to offer to pay the last two months rent up front or something. ?
